ARRIVA VILLAS - TERMS & CONDITIONS

1. BOOKING & PAYMENT POLICIES

A 20% deposit is required to confirm a reservation.
The remaining balance is due 60 days before check-in.
Payments are accepted via credit card, or bank transfer.
A refundable security deposit of €300 is required and will be refunded within 7 days after check-out, provided no damages occur.

2. CANCELLATION & REFUND POLICY

Full refund if canceled at least 45 days before check-in.
50% refund if canceled between 30-44 days before check-in.
No refund for cancellations made less than 30 days before check-in.
No refunds will be issued for early departures or no-shows.

3. CHECK-IN & CHECK-OUT POLICIES

Check-in: From 3:00 PM. Self-check-in is available.
Check-out: By 10:00 AM.
Late check-out is subject to availability and may incur an additional fee.

4. PROPERTY RULES & GUEST RESPONSIBILITIES

Maximum occupancy: Each villa accommodates up to 5 guests (except for Villa Harmony, which can accommodate up to 2 guests).
Smoking is strictly prohibited indoors. A €200 cleaning fee will be charged for violations.
Pets are not allowed unless pre-approved. A pet fee may apply.
Noise Policy: Quiet hours are from 00:00AM to 07:00AM to respect neighbors.
Guests are responsible for any damages or missing items and will be charged accordingly.
Housekeeping is included. However, guests must leave the property in a reasonably tidy condition.

5.LIABILITY & INDEMNIFICATION

Arriva Villas is not responsible for accidents, injuries, or loss of personal belongings during the stay.
Use of the pools are at your own risk. Note that the pools are not gated.
Guests agree to indemnify and hold harmless the property owner from any claims arising from their stay.

6.PRIVACY & DATA PROTECTION

Guest information will be securely stored and not shared with third parties except for legal or payment processing requirements.

7.COMPLIANCE WITH LOCAL LAWS

Guests must comply with all local laws and regulations, including waste disposal and fire safety.
