* Please respect, we dont use any phone messengers! Our primary communication is via Email. You agree with the reservation to communicate with us via Email.

* Its not allowed to bring people in the apartment or house which are not part of the booking or rental contract.

*Please respect, that SMOKING IS ABSOLUTELY FORBIDDEN in the house. You can smoke at the balcony and at the roof top.

*Please always close all windows and especially the sun awnings and umbrellas when leaving the Villa or when it starts raining. Rain destroy the awnings with the weight of the water! The repairing is to pay from the tenant. Please close also all umbrellas at the terrace, balcony and garden when you are not at home! The sea-breeze can get in short time very strong. Flying umbrellas can hurt someone. We charge for an umbrella when the umbrella is damaged.

*Please don´t play loud music, have NO PARTIES and gatherings in the flat. LOUD PARTIES ARE ABSOLUTELY FORBIDDEN!

*Please note that you are renting out a private house with people living in the neigbourhood, therefore please respect the neighbors and don´t be loud in the area. If a neighbor is to loud please tell him this direct!

*Please park you car only in the garage or at the parking place. Its forbidden to park the cars on the street to the houses. Otherwise the ambulance and firefighter cant drive trough in case of an emergency.

*Please dont use the public garden area, especially not for the sunbeds and to play games. There are water sensors in the ground. Its very expensive to replace them if they are damaged and we must charge it.

*Please respect that inflatables are in the pool area are NOT allowed. If everyone bring a big 2m horse or pizza slice is the pool with 5 people full! ;-))

* Since Covid For hygienic reasons, we do not provide any open food products (salt, sugar, oil, etc.).

*Please choose the correct number of people for the booking! Thats mandatory. The base price is for two persons and this includes one sleeping room (price per person system). We open the other sleeping rooms based of the number of persons of the final booking on request.

*Please dont feed the cats, its not allowed. The public garden management charges a fine of 150€.

* Please close the doors and use the safe for your passports, cash money, credit cards, cameras, notebooks, etc!

*Please don´t play any instruments at any time.

*Please respect the night rest of the neighbors 8 p.m. - 8 a.m.

* We offer late check-ins after 6pm only with a confirmed request and sometimes we need to charge you for the late check-in between 20€ and 80€ if we are personally not available.

* In your stay is a 30GB internet data package included per stay / month. If you use more we need to charge you 1€ per 1GB.

*If you are experiencing any problems please do not disturb any neighbors but contact us only in the Airbnb chat.

* Please put only your "business" and toilet paper in the toilet. Plastic, sanitary napkins, diapers, paper nappies, cotton wool, bootles, medicine, razor blades, etc will clog the pipes and a special company is necessary to unblock the system. This can be charged to your account. The costs for an emergency plumper are between 175€-250€!

*Please don´t down/up-load any illegal stuff from the internet and dont reset the the internet hardware or connection online. In a case of a reset is a fee of 25€ to pay for the reinstallation.

* Please keep the Villa clean and don't leave any trash in the staircase or in front of the door. The animals love it and will visit you! We are in the middle of nature; birds, bugs, and ants love open food. Please wash all dishes in the dishwasher and do not leave open food on the terrace, in the rooms, or the kitchen. Always keep windows and doors closed when you are not at home or during sunset and night to prevent "visits" from nature. We, as hosts, are not responsible for any insects or animals entering the house if you fail to follow these hygiene and closing rules - especially at sunset and night.

*Please always turn off all lights when leaving the house!

*Please make sure that you have turned off all the appliances especially in the kitchen (stove, oven,..) every time you leave the premises.

*Please bring a valid passport or ID for check-in. Tourist registration is mandatory by law, and the legal obligations apply equally to hotels and private villa hosts. By completing the booking, you accept our terms & conditions and our guest data processing policy including the SEF registration as required by law.

* Please note that there are currently water restrictions in the Algarve. Washing cars is not permitted, and garden watering is limited. Government fines are high. Consequently, the grass may appear dry or brown during the summer months from June to September. Open fire and smoking pose a serious risk during this time and are strictly forbidden in the garden area.

*In case of an illegal loud party or gathering with people which are not part of the registered booking or smoking in the apartment the guest confirm a fine of 5.000€ and the booking will be terminated without a refund. Fines can go up to 30.000€. Finally it depends on the costs from the police and fire workers if they need to come.

*If there is any emergency or technical problem in the Villa (water, electricity, windows, doors, injured person, …) you confirm to allow us to enter the Villa. Normally we never enter the Villa if it’s rent out.

*It is mandatory for the tenant to accept our house rules and sign a declaration of complete personal accountability that may arise from illegal actions by the tenant including but not exhausting: property damage, personal injury, fines and other costs. By signing, the guest acknowledges that the villa is in the advertised and defect-free condition. Any subsequent claims for rent reductions or refunds are hereby excluded.

* It is mandatory to have a health and travel insurance to cover any health- and all other cancelation costs during the non-cancelation period and during the stay.

*By proceeding with this booking, the guest acknowledges and agrees that the host is not responsible for any interruptions or malfunctions in public services, facilities and damages in and at the Villa that are beyond the host's control. This includes, but is not limited to, services such as water supply, heating, elevator functionality, internet connectivity, electricity, electric devices, pool, garden, force majeure and damages. The guest hereby waives any right to pursue any claims against the host for any inconveniences, damages, or accidents that may arise during their stay and agrees not to initiate any legal actions or seek compensations related to such incidents.

* Children need to be accompanied by adults and parents are responsible for their children! Especially at the pool and sea children must be observed.

* Guests are not permitted to publish, share, or distribute photos or videos of the apartment’s interior on public social media, websites, or for any public or commercial use without the host’s prior written consent. This rule protects the artists, the privacy and security of our property and other guests and residents.

* Please note that the villa uses standard propane gas bottles for the hot water system, as commonly used in many private homes and holiday properties throughout Portugal. If a bottle becomes empty during the stay, guests may simply switch to the replacement bottle provided at the property in the same way as in a normal private household. Please ensure that the regulator is properly connected before use and stop using the system if any unusual or persistent gas smell is noticed.

* Dogs and other pets are not allowed in the pool or on the sofas and beds. The fabric covers of our furniture are not easy to clean, and any special cleaning required due to soiling will be charged to the guests.
