* Please respect, we do not use any messengers! Our primary communication is in the chat. You agree with the reservation to communicate with us in the Airbnb chat.

*Please respect, we accept only bookings from persons with an own ID and the same person must be part of the group. Its not allowed to bring people in the Villa which are not part of the booking or rental contract.

*Please respect, that SMOKING IS ABSOLUTELY FORBIDDEN in the house. You can smoke at the balcony, terrace and garden.

*Please close all umbrellas at the terrace, balcony and garden when you are not at home! The mountain breeze can get in short time very strong. Flying umbrellas can hurt someone. We charge for an umbrella when the umbrella is damaged.

*Please do not play loud music outdoor, have NO PARTIES and gatherings with in the flat. LOUD PARTIES ARE ABSOLUTELY FORBIDDEN!

*Please note that you are renting out a private house with people living in the neigbourhood, therefore please respect the neighbors and animals and do not be loud in the area. If a neighbor is to loud please tell him this direct!

*Please park you car only in the at the parking place. Its forbidden to park the cars on the street in front of the house. Otherwise the ambulance and firefighter cant drive trough in case of an emergency.

* Please close the doors and use the safe for your passports, cash money, credit cards, cameras, notebooks, etc!

*Please respect the night rest of the neighbors from 10 p.m. to 8 a.m.

* We offer late check-ins after 8pm only with a confirmed request and sometimes we need to charge you for the late check-in between 20€ and 50€ for the taxi to come home.

*If you are experiencing any problems please do not disturb any neighbors but contact us only in the Airbnb chat.

* Please put only your "business" and toilet paper in the toilet. Plastic, sanitary napkins, diapers, paper nappies, cotton wool, bootles, medicine, razor blades, etc will clog the pipes and a special company is necessary to unblock the system. This can be charged to your account.

*Please do not down/up-load any illegal stuff from the internet and do not reset the the internet hardware or connection online. In a case of a reset is a fee of 125€ to pay for the reinstallation.

* With the booking it is confirmed that no claims are made for facilities that are not the responsibility of the host in the event of a public malfunction (water, heating, elevator, internet, electricity, …)

*Please keep the house clean and wash all the dishes you have used in the dish washer.

*Please always close all windows when leaving the house or when it starts raining.

*Please always turn off all lights when leaving the house!

*Please make sure that you have turned off all the appliances especially in the kitchen (stove, oven,..) and BBQ area every time you leave the premises or when you go to bed.

* You are renting an amazing Villa with an attached small chldrens-zoo and farm in the closed backyard. Feel free to visit it. All animals like chicken, rabbits, horses, pigs, sheep, dogs, donkeys, peacocks are very peaceful and harmless. But you should not be afraid of animals and please have respect for them.

*Please dont feed our animal like cats, horses, etc with your own food. Animals need special food for animals. It would be a pleasure to provide you all informations and food. Next to the Zoo are living our responsible gardeners to take care about the animals and other small things at our big area. ;-))

*Please do not leave any trash in front of the door. The animals especially the small one like ants love it and will visit you!

*Please bring a Passport or ID for the check-in. A tourist registration is mandatory by law. There is in the law no difference between a hotel and an Airbnb host. Therefore we need to make a copy of your ID and since Covid it is also mandatory to collect the personal and contact data of all guests.

* Please respect, we are not a Hotel and we do not offer any services like a Hotel! You accept to rent a private home with all rights and obligations of a tenant of the house. You pay for the rental fee, operating costs for the house, the electricity, water, .... Our hospitality is for free. :-)

*Please choose the correct number of people for the booking! The base price is for two persons and this includes one sleeping room. We open the other sleeping rooms based of the number of persons of the final booking.

*In case of an illegal loud party or gathering with people which are not part of the registered booking or smoking in the apartment the guest confirm a fine of 1.000€ and the booking will be terminated without a refund. Fines can go up to 10.000€ Finally it depends on the costs from the police and fire workers if they need to come.

*It is mandatory for the tenant to accept our house rules and sign a declaration of complete personal accountability that may arise from illegal actions by the tenant including but not exhausting: property damage, personal injury, fines and other costs.

*Please do not let your key inside in the door lock when you leave the house. If this happens it is not possible to open the door from outside. Only a locksmith can do this and this costs between 90€ and 145€!
6pm. At night the animals need to sleep.

* Children need to be accompanied by adults and parents are responsible for their children!
