It is agreed that in the event of withdrawal :

by the tenant:
--> more than 30 days before the lease takes effect, the tenant loses the deposit paid,
--> less than 30 days before the lease takes effect, the tenant will also pay the difference between the deposit and the equivalent of the total rent, on the basis of a penalty clause.

by the landlord:
-->within seven days of the withdrawal, he is required to pay the tenant twice the amount of the deposit.
