Payment is due immediately upon booking. All guests must be on reservation including non-overnight guests. ID may be required. Names & phones of 3 adults required. $150/hr late checkout fee. Street park if car leaks. Stays>1 week require weekly cleaning @ guest expense. Smoking/Vaping: Vaping is permitted. Smoking is NOT allowed. No smoking inside. $1,000 indoor smoking fee. Banned dog breeds: Chow-Chow, Dobermann, Pit-bull, Rottweiler, Staffordshire Terrier, Aqidah, Presa Canario, Wolf Hybrids, any dog that caused harm, or dog that is mix of these breeds. $500 unapproved dog fee. For service animals, what work or task the service animal has been trained to perform is required. Place sheets on furniture for dogs. CCTV: Outdoor CCTV must remain on, noise must remain within city/county maximums. No loud bass music @ anytime. $250 fine/incident for excessive noise or tampering w/ internet, CCTV, or DB monitors. Use a smartphone to monitor DB levels. We need 4 hours to deal with any cleanliness complaints & 1 business day for any contractor repairs. Violating a house rule may result in booking cancellation with no refund and draws against security deposit. Floors may be wet when arriving, watch your step. Hot water @ 140 degrees. 200lb max on trundle beds. We do not provide fuel or wood, & firepit/grill cleaning is guest responsibility. Attend fire/grill @ all times. Wear helmet if riding bike. At checkout you are required to place dirty sheets & pillow cases by washing machine (do not remove mattress protector), start dishwasher, and start one load of towels.

Cancellation
In the event of a cancellation by Guest, we will offer a company voucher credit for your cancellation good at all of our listings, good for one year from the date of cancellation, the company voucher credit will exclude the VRBO service fee but includes all other payments and fees to host:
Less than 3 days cancellation notice=40% company voucher
3-14 days cancellation notice = 50% company voucher 14-30 days cancellation notice=70% company voucher 30-60 days cancellation notice=80% company voucher 60+ days cancellation notice=90% company voucher 120+days cancellation notice = 100% company voucher
We do however uphold the set cancellation policy we set in the VRBO platform. Please purchase travel protection if you would like a cash refund from your travel insurance company for cancellations (you can purchase travel protection during checkout, or here:
