To ensure that your stay is as enjoyable as possible and that hygiene and safety conditions are guaranteed for everyone, we kindly ask you to carefully read and comply with the following regulations:

1. Rental Duration:
This accommodation is rented to you for a specified period during your reservation. Under no circumstances can a guest claim any right to remain on the premises outside of this period.

2. Check-in and Check-out:
Check-in time is scheduled in the afternoon from 3:00 PM.
Check-out time is scheduled in the morning before 11:00 AM.
Cleaning should take place on the day of departure, before the specified deadline.

3. Provided Equipment:
This accommodation is rented with bedding (mattresses and bed frames), duvets, pillows, as well as sheets, mattress protectors, pillowcases, and duvet covers. The beds will be made upon arrival.
Towels (hand towels, bath towels), as well as dish towels and bath mats, will be provided.
You will also find coffee, herbal tea, sugar, salt, pepper, and cooking condiments, as well as garbage bags, toilet paper, dishwashing liquid, and sponges.

4. Non-Smoking Accommodation:
Smoking is strictly prohibited in common areas and accommodations. Please smoke outside on the street.

5. Use of Premises:
All furniture is at your disposal. Please keep them in good condition and ensure cleanliness. All amenities are available for your use, subject to normal and reasonable usage. In this regard, please do not dispose of anything in the toilet bowl except toilet paper.
We kindly ask you to manage the accommodation "like a good family person," an expression that may seem outdated today but that we find endearing.

6. Safety and Etiquette Guidelines:
Please respect the tranquility of the premises and use them in accordance with their intended purpose. The volume of noise, both inside and outside the property, should be kept to a minimum to respect the neighborhood's tranquility. In case of conflict or complaints, we reserve the right to exclude the guests causing the disturbance.
To maintain good relations with the neighbors, it is strictly forbidden to make noise after 10:00 PM and before 8:00 AM.
The access doors to the accommodations are equipped with locks. Please ensure they are securely locked when you are away. You are responsible for any theft or damage resulting from non-compliance with this instruction.

7. Cleaning:
At the end of your stay, you are required to return the accommodation in a clean and orderly condition, including organizing furniture, objects, and dishes.

8. Garbage Disposal:
Please take out your trash and remember to separate recyclable waste.

9. Insurance:
Please check with your regular insurance company to see if your comprehensive home insurance covers vacation rentals. If not, it is advisable to take out vacation insurance.

10. Internet Usage:
You are legally responsible for the use of the Internet access during your stay and must not use the Internet connection for illegal downloads.

11. Capacity:
• Otello: 2 persons
• Rigoletto: 2 persons
• Don Carlo: 4 persons
• Nabucco: 4 persons
Note: If the capacity of a unit is exceeded without our consent, an additional fee will be charged, or additional guests may be refused. In the event that more guests depart than the number of guests initially refused, no refund can be considered.

12. In case of issues:
In the event of a breakdown or malfunction, please contact us immediately. We will do our best to address the situation.
No reimbursement for troubleshooting or repairs can be considered without our agreement.
If any breakage, damage, or deterioration occurs, please report it during your stay, even if no apparent damage seems present, so that the following guests are not surprised upon their arrival.

13. Electricity and Heating:
To best respect the environment, please turn off lights when leaving a room and avoid leaving doors and windows open for extended periods if using heating or air conditioning.
Heating and air conditioning are included in the price; however, excessive usage may incur an additional charge.
Please leave the heating on the pre-set program, which is designed to maintain an ambient temperature of 19°C.

14. The total rent due for the agreed rental period is considered a fixed amount. Consequently, the tenant cannot claim a reduction if they take possession of the rented premises late or return the keys before the contractually scheduled date.

15. If a delay of more than two days from the scheduled arrival date has not been reported by the tenant, the landlord may rightfully attempt to re-rent the accommodation while retaining the right to seek recourse against the tenant.
