The villa is provided solely for the use of the client and guests named on the booking form or as amended by agreement with us in writing. All bookings are made subject to acceptance of the following Terms and Conditions:
Process
Reservations are handled on a “first come, first served” basis.
On receipt of your reservation enquiry, we will contact you by return email within 24 hours and provide you with a confirmation of availability and rental rate for the villa you have chosen.
Initial Deposit
An initial deposit of 30% of the villa rental is required to confirm a booking. No contractual obligation will exist prior to receipt of funds. If funds are not received within 5 banking days, the reservation shall be deemed to have been cancelled. Reservations are handled on a “first come, first served” basis.
Balance Payment
Payment of the outstanding balance must be paid on arrival in Thai Baht(THB)
Security Deposit
A refundable security deposit of 15,000THB, per villa, is payable with the payment of the balance. Guests may choose to deposit this security in their national currency subject to prior agreement. This security deposit is to cover the full or partial cost of any damage or breakages during your stay at the villa. This amount will be returned to you at the time of departure, less any such costs.
Payment
We accept payments via PayPal, various credit cards or via direct bank transfer. Guests shall bear the cost of any service/transfer fees incurred by these payment methods with the exception of the initial booking deposit where the service/transfer fees with be borne by Saifon Villas. Villa rental rates quoted are cash rates on a per night basis in Thai Baht.
Additional costs
The cost of electricity, mains water, cleaning and garden supplies, and local taxes are included in rental rates. There are generally no additional costs, surcharges, taxes, staff salaries, or management fees above the price quoted unless otherwise stated in the property description; the booking confirmation; or reservation voucher. Gratuities for household staff are encouraged and normal but are left entirely at the Guest’s discretion.
Change & Cancellation Policy
The deposit will be refunded for cancellation prior to 45 days before the arrival date, less any fees associated with the refund transfer. The deposit will be regarded as non-refundable if the booking is cancelled within 45 days of the arrival date or in the event of a ‘no-show’. Failure to pay the final balance by the due date (i.e. on arrival) will result in cancellation of the reservation and a no-show status for the booking.
In the event that guests require a change in the rental date, we will, subject to availability, use our best efforts to accommodate guests on an alternative date. If the alternative dates are during a higher-cost rental period or a higher-cost property additional rental charges will apply. No refunds will apply if the alternative dates are during a lower-cost rental period or a lower-cost property.
Responsibility
Please be advised that we are not responsible for any loss or damage to personal equipment and property during your stay, or during your participation in any activities during your visit to Krabi. We will not accept responsibility for any delay, additional expense or inconvenience which may be caused directly or indirectly by events outside of our control such as late arrival of International flights, civil disturbances, fire, floods, unusually severe weather, acts of God, acts of government, or the failure of any machinery or equipment
Alteration or Cancellation by Saifon Villas
In the unlikely event that Saifon Villas has to make any changes to confirmed bookings, we will advise you at the earliest possible date. For the reason that the villa is damaged or rendered unusable, or if for any reason beyond our control or due to unexpected circumstances, we reserve the right to cancel the reservation. However, we will endeavour to locate an alternative property for the required period. If this is not possible, or you do not wish to be transferred, we will cancel the booking and refund you in full. Villa Saifon shall not be liable for any further obligations or claims.
Arrival & Departure Times
Check-in time: after 2 p.m., Check-out time: before 12.00 noon
We are happy to arrange early check-in or late check-out subject to villa availability and an hourly charge of 1,000 Baht.
Airport Transfers.
Each villa has 1 complimentary return airport transfer from/to Krabi International Airport. We are happy to provide additional transfer if needed at the rate of 700 Baht.
Local Transport 'shuttles'
Included in the rental are 2 daily local area return shuttles to & from the local town (Ao Nang), beaches, restaurants, shops, etc. between 8am - 10pm. Shuttle trips requested outside of these times will be charged at 300 Baht per trip.
By local, we mean destinations with a 15-minute radius of the villas which will include most the transport required to Ao Nang and its beaches and shops. On request, we are able to arrange special tours or trips to more distant locations (e.g. Krabi town market and activities further afield) at very reasonable rates which are certainly less expensive than local taxis or hiring a car.
Registered Guests
Only those persons stipulated on the booking form may reside at Saifon Villas as guests. Please notify us as soon as possible of any changes. The number of people sleeping at the property MUST NOT exceed the maximum occupancy unless specifically authorized by the villa owners (e.g. infants under two years old and children under 6 years old sleeping with parents). Should we find that the number of people sleeping at the property exceeds that on the booking form, additional guests will be subject to a per person, per day surcharge or may be asked to vacate the premises
Pets
Saifon Villas is unable to accommodate pets.
Smoking policy
There is a strict NO-smoking policy for the interior of the villas including all bedrooms toilets etc. We ask all guests to respect this as this is a requirement of the owner’s insurance policy and if damage by smoking occurs the full cost of any damage sustained will be the responsibility of the guests. Smoking is only permitted in the garden/patio and exterior areas of the properties.
Cooking
There are extensive cooking facilities in the villas for guests use along with a gas-fired patio BBQ. We request that guests do not cook pungent smelling food items(e.g. Stinky Tofu (chòu dòufu), strong curry, Lutefisk, reheated fish, Sator(Petai Bean) in the property as the strong aroma is extremely difficult to remove from the room and many guests object to a pungent-smelling villa interior. So we ask guests to respect the property and subsequent occupants by availing themselves of our outdoor kitchen just behind the villas should they need it. The kitchen is equipped with a stove and a BBQ and is available on request.
Valuables
Most bedrooms at Saifon Villas are equipped with a safety box. Any valuables left at the property are at the guests’ own risk. Villa Saifon or the villas’ staffs are not to be held responsible for their loss or damage.
Linen and Towels, Pool/Beach Towels
Bed linen is changed every third day and towels including pool/beach towels are provided and changed on a daily basis. Please note that laundry service is available for 60 Baht per kilo.
Pool and Outdoor Regulations
The private swimming pool can be used 24hrs. Do not allow unsupervised children to use the pool. Should a glass become broken near the pool it is your duty to let us know so that the pool maintenance team can sweep the pool to avoid a future accident. You will not be charged for this, safety comes first.
Out of respect to the neighbours, we ask all guests to keep noise outside and around the pool to a minimum after 10 pm
Due Care of the Facilities
As part of this agreement and as Saifon Villas is privately owned, guests are required to take due care when residing at the villa, especially of children playing in the garden, near or in the entrance, the access road, and swimming pool. Furthermore, guests are reminded not to enter the villa wet as the floors can be slippery. Damage or injury arising shall not be the responsibility of Saifon Villas in any way whatsoever. Handling of furniture, crockery, and other artefacts shall be done with maximum care; the villa’s staff are there to help if necessary. Please note that our villas are furnished with high-quality furniture, bedding, and fittings. Damages done due to neglect will be charged back to the customer at full replacement cost. Please consider this if you have young children.
Conduct and Villa Security Cameras
Guests should be aware that there are external security cameras at various locations around the villas including the external patios and swimming pool areas and that these cameras record on a looped system. Villa staff can show guests the location of the cameras and guests may temporarily cover the patio and pool cameras should they require more privacy. There are no internal cameras in the villas.
Conduct and Behaviour
The person making the reservation is held responsible for the correct and appropriate behaviour of the guests staying at the villa. Should any member of the party not behave in such a manner, Saifon Villas may at its absolute discretion ask the offending guest(s) to vacate the Villa forthwith. In such a case, this will be treated as a cancellation of the original booking and no refund can be claimed. Firearms, deadly weapons, pyrotechnics, prohibited drugs, gambling are not permitted.
Social Corporate Responsibility
Saifon Villas reserves the sole and exclusive right to request any guest to vacate a property in the event of any of the following cases:-
Male or female joiners are invited over to the property, as non-registered guests. Any illegal activities with under-age individuals are witnessed (guests would be summoned to the local police).
Any illegal or immoral activities by guests within the private boundaries of the property (e.g. use of illegal drugs, illicit pictures, and movies).
No refund would be applicable.
Complaints
Every attempt will be made for you to have an enjoyable stay. If you should have a problem during the rental period, please inform us immediately. You must communicate any problem whilst on location. If no complaint is reported during the rental period, we will assume that the villa was to the guest’s satisfaction and no subsequent complaint will be entertained.
Utilities
Saifon Villas cannot be held liable for the breakdown of the supply of local utilities, e.g. water, electricity, internet connection, nor of swimming pool filtration systems, though we will use best endeavours to resolve the loss of the utility but cannot be held responsible for any occurrence beyond our control.
Rights of Access
The property and its facilities are available for your full enjoyment during the rental period. However, the owner or other staff and contractors may need access to the property from time to time (e.g. for maintenance purposes to the house, garden, swimming pool, utilities, and services, or for the purposes of providing additional services requested by the guest, etc.). You are required to give them reasonable access to the property for these purposes.
Liability
No liability is accepted for any injury, loss or damage to guests and/or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents. All guests are responsible for their own and their guest’s safety and children should be supervised at all times especially when using any of the villa’s facilities (i.e. swimming pool, barbecue, etc.). Any non-swimmers should be supervised by a competent adult at all times when using the pool. We do not accept any responsibility in respect of death, bodily injury or illness of any person renting or visiting the villa. Therefore, we strongly recommend that you and all of your party take out fully comprehensive travel insurance at the time of booking.

Whilst the owners have made every possible effort to ensure that the details contained within the website and other advertising material is accurate the property may be altered or facilities changed. Any information supplied about the resort, amenities and surrounding area has been given in good faith and believed to be accurate at the time. The owners cannot accept responsibility for any inaccuracies contained in this supplied information.
Terms and Conditions Applicable Law
These terms and conditions and any contract to which they apply are governed in all respects by the applicable Thai laws, and the Thai courts only shall have jurisdiction in relation to any claim or dispute arising out of, or connected with them.

Please be advised that we are not responsible for any loss or damage to personal equipment and property during your stay, or during your participation in any activities during your visit to Krabi. We will not accept responsibility for any delay, additional expense or inconvenience which may be caused directly or indirectly by events outside of our control such as late arrival of International flights, civil disturbances, fire, floods, unusually severe weather, acts of God, acts of government, or the failure of any machinery or equipment
Alteration or Cancellation by Saifon Villas
In the unlikely event that Saifon Villas has to make any changes to confirmed bookings, we will advise you at the earliest possible date. For the reason that the villa is damaged or rendered unusable, or if for any reason beyond our control or due to unexpected circumstances, we reserve the right to cancel the reservation. However, we will endeavour to locate an alternative property for the required period. If this is not possible, or you do not wish to be transferred, we will cancel the booking and refund you in full. Villa Saifon shall not be liable for any further obligations or claims.
Arrival & Departure Times
Check-in time: after 2 p.m., Check-out time: before 12.00 noon
We are happy to arrange early check-in or late check-out subject to villa availability and an hourly charge of 1,000 Baht.
Airport Transfers.
Each villa has 1 complimentary return airport transfer from/to Krabi International Airport. We are happy to provide additional transfer if needed at the rate of 700 Baht.
Local Transport 'shuttles'
Included in the rental are 2 daily local area return shuttles to & from the local town (Ao Nang), beaches, restaurants, shops, etc. between 8am - 10pm. Shuttle trips requested outside of these times will be charged at 300 Baht per trip.
By local, we mean destinations with a 15-minute radius of the villas which will include most the transport required to Ao Nang and its beaches and shops. On request, we are able to arrange special tours or trips to more distant locations (e.g. Krabi town market and activities further afield) at very reasonable rates which are certainly less expensive than local taxis or hiring a car.
Registered Guests
Only those persons stipulated on the booking form may reside at Saifon Villas as guests. Please notify us as soon as possible of any changes. The number of people sleeping at the property MUST NOT exceed the maximum occupancy unless specifically authorized by the villa owners (e.g. infants under two years old and children under 6 years old sleeping with parents). Should we find that the number of people sleeping at the property exceeds that on the booking form, additional guests will be subject to a per person, per day surcharge or may be asked to vacate the premises
Pets
Saifon Villas is unable to accommodate pets.
Smoking policy
There is a strict NO-smoking policy for the interior of the villas including all bedrooms toilets etc. We ask all guests to respect this as this is a requirement of the owner’s insurance policy and if damage by smoking occurs the full cost of any damage sustained will be the responsibility of the guests. Smoking is only permitted in the garden/patio and exterior areas of the properties.
Cooking
There are extensive cooking facilities in the villas for guests use along with a gas-fired patio BBQ. We request that guests do not cook pungent smelling food items(e.g. Stinky Tofu (chòu dòufu), strong curry, Lutefisk, reheated fish, Sator(Petai Bean) in the property as the strong aroma is extremely difficult to remove from the room and many guests object to a pungent-smelling villa interior. So we ask guests to respect the property and subsequent occupants by availing themselves of our outdoor kitchen just behind the villas should they need it. The kitchen is equipped with a stove and a BBQ and is available on request.
Valuables
Most bedrooms at Saifon Villas are equipped with a safety box. Any valuables left at the property are at the guests’ own risk. Villa Saifon or the villas’ staffs are not to be held responsible for their loss or damage.
Linen and Towels, Pool/Beach Towels
Bed linen is changed every third day and towels including pool/beach towels are provided and changed on a daily basis. Please note that laundry service is available for 60 Baht per kilo.
Pool and Outdoor Regulations
The private swimming pool can be used 24hrs. Do not allow unsupervised children to use the pool. Should a glass become broken near the pool it is your duty to let us know so that the pool maintenance team can sweep the pool to avoid a future accident. You will not be charged for this, safety comes first.
Out of respect to the neighbours, we ask all guests to keep noise outside and around the pool to a minimum after 10 pm
Due Care of the Facilities
As part of this agreement and as Saifon Villas is privately owned, guests are required to take due care when residing at the villa, especially of children playing in the garden, near or in the entrance, the access road, and swimming pool. Furthermore, guests are reminded not to enter the villa wet as the floors can be slippery. Damage or injury arising shall not be the responsibility of Saifon Villas in any way whatsoever. Handling of furniture, crockery, and other artefacts shall be done with maximum care; the villa’s staff are there to help if necessary. Please note that our villas are furnished with high-quality furniture, bedding, and fittings. Damages done due to neglect will be charged back to the customer at full replacement cost. Please consider this if you have young children.
Conduct and Villa Security Cameras
Guests should be aware that there are external security cameras at various locations around the villas including the external patios and swimming pool areas and that these cameras record on a looped system. Villa staff can show guests the location of the cameras and guests may temporarily cover the patio and pool cameras should they require more privacy. There are no internal cameras in the villas.
Conduct and Behaviour
The person making the reservation is held responsible for the correct and appropriate behaviour of the guests staying at the villa. Should any member of the party not behave in such a manner, Saifon Villas may at its absolute discretion ask the offending guest(s) to vacate the Villa forthwith. In such a case, this will be treated as a cancellation of the original booking and no refund can be claimed. Firearms, deadly weapons, pyrotechnics, prohibited drugs, gambling are not permitted.
Social Corporate Responsibility
Saifon Villas reserves the sole and exclusive right to request any guest to vacate a property in the event of any of the following cases:-
Male or female joiners are invited over to the property, as non-registered guests. Any illegal activities with under-age individuals are witnessed (guests would be summoned to the local police).
Any illegal or immoral activities by guests within the private boundaries of the property (e.g. use of illegal drugs, illicit pictures, and movies).
No refund would be applicable.
Complaints
Every attempt will be made for you to have an enjoyable stay. If you should have a problem during the rental period, please inform us immediately. You must communicate any problem whilst on location. If no complaint is reported during the rental period, we will assume that the villa was to the guest’s satisfaction and no subsequent complaint will be entertained.
Utilities
Saifon Villas cannot be held liable for the breakdown of the supply of local utilities, e.g. water, electricity, internet connection, nor of swimming pool filtration systems, though we will use best endeavours to resolve the loss of the utility but cannot be held responsible for any occurrence beyond our control.
Rights of Access
The property and its facilities are available for your full enjoyment during the rental period. However, the owner or other staff and contractors may need access to the property from time to time (e.g. for maintenance purposes to the house, garden, swimming pool, utilities, and services, or for the purposes of providing additional services requested by the guest, etc.). You are required to give them reasonable access to the property for these purposes.
Liability
No liability is accepted for any injury, loss or damage to guests and/or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents. All guests are responsible for their own and their guest’s safety and children should be supervised at all times especially when using any of the villa’s facilities (i.e. swimming pool, barbecue, etc.). Any non-swimmers should be supervised by a competent adult at all times when using the pool. We do not accept any responsibility in respect of death, bodily injury or illness of any person renting or visiting the villa. Therefore, we strongly recommend that you and all of your party take out fully comprehensive travel insurance at the time of booking.
Information
Whilst the owners have made every possible effort to ensure that the details contained within the website and other advertising material is accurate the property may be altered or facilities changed. Any information supplied about the resort, amenities and surrounding area has been given in good faith and believed to be accurate at the time. The owners cannot accept responsibility for any inaccuracies contained in this supplied information.
Terms and Conditions Applicable Law
These terms and conditions and any contract to which they apply are governed in all respects by the applicable Thai laws, and the Thai courts only shall have jurisdiction in relation to any claim or dispute arising out of, or connected with them.
Agreement
I agree with the above Terms and Conditions with regard to renting a Saifon Villas property on behalf of all the members of my booking party.
