It is agreed that in the event of withdrawal:

A/ by the tenant:
more than 30 days before the lease takes effect, the tenant loses the deposit paid,
less than 30 days before the lease takes effect, the tenant will also pay the difference between the deposit and the equivalent of the total rent, on the basis of a penalty clause.
B/ by the landlord:
within seven days of the withdrawal, he is required to pay the tenant twice the amount of the deposit.
