RENTAL TERMS AND CONDITIONS

Article 1. General provisions
The tenant will not be able to take advantage of any right of maintenance in the premises at the time of the expiry of the period initially provided for in this rental contract.

Article 2. Use of the premises
Arrivals are from 4pm and departures before 11am.
The tenant will enjoy the rental in a peaceful manner and will make good use of it, in accordance with the destination of the place.
The premises are strictly non-smoking.
The tenant commits himself at his departure, to do his dishes, and to return the accommodation in a correct state.
Otherwise, additional cleaning charges may be applied after departure.
During check-in, the person who will welcome you will be asked for all the identity papers of hosts. This is standard procedure, as we have a government obligation to communicate your data to the "Foreign Services". In case of non-cooperation of the tenant on this subject, the agency may cancel the contract without notice or compensation of your reservation.
The city of Porto collects a tourist tax of 3.00€ per day and per person. This amount will be perceived at check in time.
The agency will provide the accommodation according to the description it has given and will maintain it in a using condition.
The charges (water, electricity) are included in price rent.
The linen (sheets, towels, ...) are included in price rent.
The tenant is required to comply with the rules of the house, particularly for noise, use of waste garbage cans (with respect of selective sorting), the use of parking lot if a dedicated space is provided.
The rental cannot in any case benefit to third parties.
The tenant will have to inform the agency if someone else is staying during the stay.
The Tenant may not organize parties in the rented premises. Failure to comply with this instruction may be subject to a breach of this contract without compensation or refund of your reservation.
The tenant may not borrow linen, crockery or any other furniture for an outside rented premises use.
Every complaint regarding the use of the premises will be made in a written way.
In case of non-compliance with the present rules, the agency may terminate the contract without any notice or compensation of your reservation.

Article 3. Deposit or security
A bank imprint, of a different value depending on the rented premises will be taken the first day of your rent and will act as a deposit in the event of damage to the furnishings and in case of replacement, repair, restoration, cleaning or any other cost incurred by the damage. Additional related services may be billed too. These costs will be deducted in whole or in part from the amount of the deposit. If the amount of the security deposit is insufficient, the tenant undertakes to pay the balance of these additional costs which will be invoiced complementary.

Article 4. Number of occupants
In the event that the number of persons accepted, as stated in the contract, is exceeded, additional costs will be deducted from the deposit. These costs is from 15€ per extra person and per night.

Article 5. Animals
No animals, even pets, are allowed in the premises or common areas of the rented premises. Their presence will result in immediate termination of the contract and departure without compensation or refund of your reservation.

Article 6. Inventory of fixtures and inventory
The inventory of fixtures, furniture and equipment will be made contradictory at the beginning of the project and at the end of the stay by the agency or its representative.

Article 7. Payment
100% of the deposit will be debited on the day of booking.
Split payment is not possible less than 60 days before arrival.

Article 8. Interruption of the stay
In case of early interruption of the stay by the tenant, and if the responsibility of the agency is not engaged no refund could be asked.

Article 9. Cancellation policy
Cancellation conditions are strong.
All cancellations must be notified prior to the first day of your booking. If the tenant has not shown up on mentioned day and hour written on the contract, after a period of 2 hours and without any notice to the agency, the contract is considered terminated, the agency can dispose without compensation of its furnished property.

• More than 30 days before check in: reservations cancelled may be refundable after subtracting the 3.5% financial fees on the total amount which is never refundable.


• Between 30 and 15 days before check in: reservations cancelled may be subject to a 50% refund of the total amount after subtracting the 3.5% financial fees which is never refundable.
  
  If the reservation was made less than 30 days before check-in, refund based on total amount after subtracting the 3.5% financial fees which is never refundable, for any cancellation made within 48 hours of the reservation and at least 15 days before check-in.


• Within 14 days before check in: no refund will be required.

In case of cancellation of the rental by the agency due to an inability to accommodate the tenant: It will be refunded to the tenant the totality of the collected amount.

Article 10. Validity and complement
Each of our rentals also has its own rules and regulations.
These are available on site and most of the time concerns the use of the interior fittings.
Neither of the two rules replaces the other, they are complementary.
