Pricing & VAT
All rates displayed on our website are inclusive of 10% VAT/IVA. The price quoted at the time of booking is the final price, ensuring full transparency with no hidden taxes.
Security Deposit
To maintain the high standard of our villas, a refundable security deposit of €500 is required for all bookings.
• Process: A hold will be placed on your credit card seven days prior to check-in.
• Release: This amount is released following checkout, provided no significant damage has occurred.
• Peace of Mind: We understand that accidents happen; minor incidents, such as a broken glass, are considered standard wear and tear and will not affect your deposit.
Housekeeping & Maintenance
Your comfort is managed by our dedicated in-house team of seven professionals.
• Standard Service: We provide a complimentary refresh of linens and towels every 3–4 nights.
• Bespoke Cleaning: Additional daily cleaning services can be arranged for a supplementary fee, subject to staff availability.
• We may require access to the villa during your stay for essential maintenance of pools, gardens, etc. We will contact you beforehand.
Digital Check-In
In compliance with local regulations and to ensure a seamless arrival, all guests must register online via our partner, Chekin.com.
Note: Access credentials for the villa cannot be provided until the digital check-in process is completed for all members of the party.

• Pre-Arrival Provisioning: We can facilitate grocery deliveries prior to your check-in so the villa is fully stocked upon your arrival.

• Reservations & Logistics: Our team can assist with restaurant bookings, local transport, and curated recommendations.

Non-Refundable Rates:Non-refundable bookings require full payment at the time of reservation.For bookings made more than 30 days in advance, we may offer a lower initial deposit, with the remaining balance due 30 days before check-in. Please contact us to discuss this option.
Free Cancellation Rates: Guests may cancel free of charge up to 30 days before check-in and receive a full refund of the deposit. Cancellations made within 30 days of check-in are non-refundable.
