THE SPACE

Entertainment: Enjoy our 120-inch projector screen with surround sound, outdoor propane grill (guests must refill propane if empty), patio furniture, heated pool*, jacuzzi*, foosball table, dartboard, board games, X-Men arcade game, professional concrete 8 ft. pool table, 5 smart TVs. Smart TVs are Roku-enabled with streaming, so you can stream from your phone to the TV. Smart TVs include HBO Max, Amazon Prime, Disney Plus, Netflix, and Paramount Plus. Xfinity cable is available for your smartphone to stream to the TV if you have a sports event or news you need to watch. The house has board games, poker chips, and cards. Internet service is provided by Verizon Wireless 5G and is 100mb/s with unlimited data and no throttling. Indoor amplified music is fine at this property within county regulations, but outdoor music is restricted.

Comfort: We have 100% cotton bedding on our beds with white bedding (microfiber duvet). Beds feature a blanket in addition to a comforter. Do not trust vacation rentals that don't have white bedding. All mattresses are medium-firm and free of harmful chemicals. Beds feature plenty of ultra-comfy gel pillows. The house is tiled in much of the common area, with new carpet in bedrooms and parts of the living area. We have blackout curtains on all windows to assure darkened sleeping areas. Ecobee thermostats are installed in the house, and it has two separate HVAC units to handle the summers. All full-size bedrooms and living areas have ceiling fans, and we have box fans available by request. We have two separate 50-gallon water heaters to ensure that larger groups have adequate hot water. Lighting throughout the house is warm 2700K temperature.

Outside: The house features a shaded, covered patio with two tables and plenty of chairs for outdoor seating, along with a propane grill. Our pool is optionally heated with a solar blanket and natural gas and will provide a steamy, luxurious, unforgettable experience. The solar blanket needs to stay on throughout your stay when the pool is not in use to conserve up to 90% of energy loss. We also have an optional jacuzzi. The back and front yard are fully landscaped with cypress trees, sago palms, oleander, wax leaf privets, and Mexican Birds of Paradise.

Area: The house is 10 minutes east of the MGM Grand Hotel. We are 4 minutes west of the 515 freeway, which provides fast access to Henderson, the lakes, Hoover Dam, and the Downtown Fremont Experience.

Inside: Walk into the entryway to a towering, vaulted entryway and Italian ceramic tiling throughout most of the living area, with natural wood baseboards and crown molding. The house is painted in warm "Revere Pewter" and "Winter Gates" shades of grey. To your left is the family room with a wood-burning fireplace, 120” projector with two white leather couches, and movie chairs. The projector is casting-enabled and features Roku with surround sound. Off the family room is a massive informal dining area with a full-size dining table adjacent to the extra-large and fully stocked kitchen, which features American-made weathered wood cabinetry, plenty of cooking supplies, gas wall ovens and a gas cooktop, an XL 3-door fridge with an ice maker and water dispenser, a garbage disposal, free coffee and a coffee machine, and a dishwasher. The kitchen looks out onto the gorgeous and massive backyard. Off the kitchen is a formal dining room, which is adjacent to a living room we’ve designated as a gaming area featuring darts, a professional slate billiards table, and an X-Men arcade game.

Off the massive living area on the east end of the home is the master suite featuring a fireplace, walk-in shower, travertine-ceramic tiles, granite counters, a separate toilet room, two vanities, a separate bathtub, and a walk-in closet. The second walk-in closet has been converted into a sleeping area.

The opposite west wing of the house features a laundry room with a brand-new, smart, American-made GE washer and gas dryer, three large bedrooms with two walk-in closets, and two full bathrooms with a shower/tub combo. We have an extra walk-in closet on the west end that we've also converted into a sleeping area.

Office Space: Calling all teleworkers! Our home features office space in multiple rooms. We also have plenty of desk space in the living areas and sufficient desk space in the kitchen.

Conservation: Our home offers some green features. We have LED bulbs in all lighting. We minimize plastic waste with our bathroom supplies. We recycle and expect guests to do the same. Our bathroom fans come on and off automatically based on humidity. We have dual-pane windows on all windows, and the home is well insulated.

Parking: A maximum of 4 vehicles are allowed to park at the home. We have two garage parking spots. Two cars are allowed on the street in front of the house. There is no driveway parking. Overflow parking is across the street and is a 2-minute walk if you have more than 4 vehicles.

Tiny “Rooms”: Note that our two tiny rooms are walk-in closets converted to sleeping areas. They have a light switch, outlets, and an HVAC vent for fresh air. Both have private entrances from a hallway and you do not need to walk through a bedroom to access them.
Living Room: Sleeps 3 – Couches

Security: We do have CCTV outside the house to help protect you, us, and our neighbors.

Optional Upcharges*:

Pool Heat: Gas heat is needed to keep the pool swimmable from Nov 1–March 30 and is $249 for the first day and $129 for each subsequent day. It keeps the pool at a ridiculously warm 90 degrees. Gas heat in the warmer months (April 1–Sept 30) is $129 for the first day and $89 for each subsequent day and will also keep the pool at 90 degrees. If you select the add-on, it must be for all days of your booking. 90 degrees is similar to a warm bath. Let us know after booking if you’d like to add gas heat.

Jacuzzi: The jacuzzi is free if your base rate before taxes and platform fees is $300/day. If your base daily rate is less than $300/day, the cost for jacuzzi use is $49/day (optional).

Optional Butler/Concierge:
This home has an OPTIONAL concierge/butler available for FREE for premium bookings over $1,000 (before Airbnb taxes/fees). For each $1,000 of your booking, you will receive 3 complimentary concierge hours.
(e.g., $1,000 booking = 3 free hours, $3,000 booking = 9 free hours)
If you request special services during your stay, the concierge is available for daily cleaning, house chores, and other tasks—except cooking and driving. Please request these services through the platform. The concierge service is optional.

Booking Notices & Reminders:
If the calendar is open, you may instant book. We allow a 24-hour free cancellation period for all bookings. You will receive the actual address immediately after booking. If you have a question, scroll down to "Contact Host." Off-site speakers with loud bass are not allowed. Inside music only, on a small karaoke speaker, is OK (no outside music). Book for the highest occupancy during your stay on the guest count.

LLC Disclaimer:
We are consistently looking to attract new members to this LLC to help offset the common expenses to maintain the property. This property operates in compliance with state and local law. It is not a short-term rental. This is a shared ownership, which is not a new concept. It helps offset the common expenses between the member/owners. Ownership is held in an LLC. The governing document is called an Operating Agreement. This sets out the rights and responsibilities of each member/owner. When you schedule the use of the property, prior to any use, you must be assigned a membership/ownership interest through the LLC. You will then become a member of the LLC with the right to use the property. This platform is used because there are many members. We use it to schedule bookings on a first come, first served basis.
