Central Wave Brighton is a small, independently run hotel located just moments from Brighton’s seafront in the vibrant New Steine area. We offer a range of private rooms at competitive prices, providing a practical and comfortable base for your stay in the city.

Our rooms range from singles for solo travellers to larger spaces suitable for families or small groups of up to seven guests. Most rooms feature en-suite bathrooms and are equipped with comfortable beds, fresh linen, towels, and free Wi-Fi.

Some rooms offer sea views overlooking Brighton’s seafront. These are subject to availability and should be selected at the time of booking.

Central Wave is ideal for guests who value location, simplicity, and independence. We operate with online check-in and clear arrival instructions, offering flexibility and support through our hybrid reception model—combining online service with on-site reception availability

general policy

Important Booking Information

Central Wave is a room-only hotel. Rates include accommodation, VAT, fresh linen, towels and free Wi-Fi.

Payment & Deposit: Payment is collected automatically after the free cancellation period expires. A mandatory refundable £50 deposit per room is pre-authorised on the card provided at booking and released after departure if no extra charges apply (release timing may vary depending on your bank). Guests are expected to treat the property with care. Any damage may be charged accordingly

Check-in: Self check-in details are sent via email at 15:00 once room payment and the mandatory deposit are processed. Check-out is by 11:00 AM.

Accessibility: Central Wave is a traditional Grade II listed Brighton building and rooms are accessed via stairs only (no lift).

Reception: We operate a hybrid reception model, combining online reception with intermittent on-site reception availability.

Emergency Assistance: Guests have access to 24-hour emergency support, with on-site assistance available when required.

Quiet hours: Quiet hours apply from 10:00 PM. Parties and loud noise are not permitted.

Smoking policy: Central Wave is a non-smoking property. Smoking or vaping inside the building may incur extra charges and immediate check-out without refund.

Optional Services: Early check-in (from 12:00) and late check-out (until 14:00) may be available for £15, subject to availability.

Key charges: Lost key replacement may be charged at £30.00.

Pets: Unfortunately, we are not able to accommodate pets.

Children: Children are welcome (with an adult companion), but we do not provide cots or extra beds.

Luggage: On-site luggage storage is not available. Guests may book secure luggage storage through
www.stasher.com.

Guest Verification: We may request valid photo ID matching the booking name for security and fraud prevention purposes.

Cancellation: Cancellation terms depend on the rate booked and are shown at the time of reservation.
