Important Information for Your Stay

  • Towels & amenities: Each guest is provided with one bath towel, one face towel, one toothbrush, and one body wash towel. During your stay, please use the washing machine and dryer provided in the house to wash and reuse the towels.
  • Sleepwear: Nightwear and pajamas are not provided. Please bring your own.
  • Beds & bedding: Two single beds are permanently set up for two guests. For groups of three or more, additional folding mattresses and bedding are provided for guests to set up themselves.
  • Workspace & computer: There is no separate private office, but guests may use the living room desk (with a computer) or the reading corner in the dining area.
    ※The computer is available for guest use, but please take care when handling personal or sensitive information.
  • Outdoor security camera: As the property uses self check-in, an outdoor security camera is installed as part of our safety and security measures and is used to verify the number of guests. There are no cameras inside the house.

Article 1 (Application) These Terms & Conditions set forth the conditions for use of the accommodation services provided by Umino24 (hereinafter referred to as “the Property”). Guests who make a reservation are deemed to have agreed to these Terms & Conditions, as well as the separately established Cancellation Policy and House Rules.

Article 2 (Reservations and Contracts)

1. A reservation is considered confirmed when the Property sends confirmation of the reservation.

2. When making a reservation and staying at the Property, guests must provide the required information in the manner specified by the Property.

3. In accordance with Japanese law, foreign nationals who do not have an address in Japan are required to present their passports and provide copies thereof.

Article 3 (Reservation Holder and Guests)

1. As a general rule, reservations must be made by a person who will actually be staying at the Property.

2. If the person making the reservation will not be included among the guests (including reservations made on behalf of another person, gift reservations, or reservations made by a company on behalf of an employee or other person), the reservation holder must notify the Property in advance and accurately register the information of all actual guests, including their names and contact details, in the manner specified by the Property.

3. If it is discovered that the reservation holder is not among the guests without prior notice, or if the actual guests differ from those registered in advance, the Property may cancel the reservation or refuse accommodation.

4. In the case of a reservation made on behalf of another person, the reservation holder must inform the actual guests of these Terms & Conditions and the Property’s rules in advance and ensure that they comply with them. The reservation holder shall also remain responsible for payment of the accommodation charges and any other charges for which the reservation holder is responsible under the reservation.

5. Where required by law, or where the Property reasonably considers it necessary for identity verification or the proper operation of the Property, the Property may request that the reservation holder or guests present or submit identification documents accepted by the Property.

6. If false information has been provided regarding the reservation or guest information, if unregistered persons are allowed to stay at the Property, or if a guest refuses without justifiable reason to comply with identity verification reasonably required by the Property, the Property may cancel the reservation, refuse accommodation, or terminate the accommodation contract.

Article 4 (Accommodation Charges and Accommodation Tax)

1. Accommodation charges shall be the amount displayed at the time of reservation.

2. Where accommodation tax applies, it will be charged in accordance with the Okinawa Prefecture Accommodation Tax Ordinance and other applicable laws and regulations.

Article 5 (Payment) Accommodation charges must be paid in advance using a payment method specified by the Property.

Article 6 (Cancellations) Cancellations and changes to reservations are subject to the separately established Cancellation Policy.

Article 7 (Check-in and Check-out)

1. Check-in is from 4:00 p.m. to 10:00 p.m. Check-out is by 10:00 a.m.

2. If you expect to arrive after 10:00 p.m., please contact the Property in advance. Out of consideration for our neighbors, please refrain from late-night arrivals, departures, or activities that may cause excessive noise.

3. The Property uses a self-check-in system. Instructions for entry, including the access code, will be provided after completion of the required pre-check-in procedures, including registration of guest information.

Article 8 (Number of Guests and Bed-sharing for Infants)

1. Only guests registered in advance may stay at the Property. Information must be provided for every person actually staying at the Property, including infants.

2. The Property provides bedding for up to 6 guests. Therefore, no more than 6 guests requiring separate bedding may stay at the Property.

3. Up to 2 infants aged 0–2 may stay free of charge when sharing a bed with an accompanying guest. Infants must also be registered as guests in advance.

4. Any addition or change to the guests must be reported to the Property in advance. Changes to the number of guests or their age categories may result in a change to the accommodation charges.

5. If additional guests are found to be staying at the Property without prior notice, an additional accommodation charge of ¥10,000 per unregistered guest per night will apply. Infants eligible for free accommodation under Paragraph 3 are exempt from this additional charge, but their guest information must still be registered.

6. If more than 6 guests require separate bedding, accommodation will be refused for any guests exceeding this limit. The accommodation contract may also be terminated if the guest refuses to register required guest information or in the event of any other serious violation of these Terms & Conditions.

Article 9 (Management of Access Codes)

1. Access codes and other entry information must not be shared with anyone other than registered guests.

2. If any loss or damage occurs as a result of disclosure or improper use of an access code or other entry information, the guest may be required to pay the actual costs reasonably incurred in responding to the incident, including any necessary reissuance or related measures.

Article 10 (Prohibited Conduct) Guests must not engage in any of the following:

  • Allowing unregistered persons to enter or stay at the Property without prior permission
  • Holding parties or events
  • Smoking anywhere inside the building or on the premises, including electronic cigarettes and heated tobacco products
  • Excessive noise or other conduct that may disturb neighbors
  • Bringing pets onto the Property, except assistance dogs
  • Commercial photography, filming, or streaming without prior permission
  • Illegal dumping or leaving rubbish on the premises or surrounding roads
  • Conduct that violates laws, regulations, or public order and morals
  • Improper use of facilities or equipment
Article 11 (Termination of Accommodation Contract)

1. If a guest seriously violates these Terms & Conditions or the House Rules, provides false information regarding the reservation, or if the Property reasonably determines that continuation of the accommodation contract is not possible, the Property may refuse accommodation or terminate the accommodation contract.

2. If the circumstances described in the preceding paragraph are attributable to the guest, accommodation charges and other amounts already paid will, in principle, not be refunded.

3. If the Property is unable to provide accommodation services due to circumstances attributable to the Property, the amount corresponding to the accommodation services that could not be provided will be refunded.

4. Cancellations or inability to stay due to natural disasters, typhoons, transportation cancellations, or other circumstances not attributable to the Property will be handled in accordance with the separately established Cancellation Policy.

Article 12 (Facilities and Equipment)

1. Please use all facilities and equipment with care. Guests will not be charged for deterioration or wear resulting from normal use.

2. In the event of damage, staining, or loss caused intentionally or through gross negligence, the guest may be charged the actual cost of repair or replacement.

3. Please notify the Property promptly if any damage occurs.

Article 13 (Disclaimer)

1. The Property shall not be liable for damage resulting from natural disasters, typhoons, earthquakes, power outages, communication failures, transportation delays or cancellations, or other circumstances beyond the Property’s control. Cancellations arising from such circumstances will be handled in accordance with the separately established Cancellation Policy.

2. Guests are responsible for managing their own valuables and personal belongings. The Property shall not be liable for loss or theft of such items.

Article 14 (Personal Information) Personal information obtained from guests will be used and appropriately managed only to the extent necessary for the performance of the accommodation contract, procedures required by law, and payment processing. Please refer to the separately established Privacy Policy for further details.

Article 15 (Exclusion of Anti-Social Forces) The Property will refuse accommodation to persons who are members of organized crime groups or other anti-social forces, or who are reasonably considered to have social relationships with such groups or persons.

Article 16 (Governing Law and Jurisdiction)

1. These Terms & Conditions shall be governed by and construed in accordance with the laws of Japan.

2. Any dispute arising in connection with these Terms & Conditions or the accommodation contract shall be subject to the exclusive jurisdiction of the court having jurisdiction over the location of the Property as the court of first instance.

Cancellations and changes to reservations will be handled in accordance with the following cancellation policy.

To prepare for unexpected circumstances such as sudden illness or injury, severe weather like typhoons, or transportation delays/cancellations, we strongly recommend purchasing travel insurance or accommodation cancellation insurance independently.

*Our property does not sell or offer accommodation cancellation insurance. For coverage details and enrollment, please contact insurance providers directly.

【Cancellation Fees】

The following cancellation fees apply based on the date notice of cancellation is received:

  • Up to 30 days prior to check-in: Free
  • 29 to 14 days prior to check-in: 50% of the accommodation fee
  • 13 days prior to check-in to arrival day: 100% of the accommodation fee
  • No-show (Cancellation without notice): 100% of the accommodation fee

*The calculation of days for cancellation fees is based on Japan Standard Time (JST), with the day before check-in counted as 1 day prior.

【Reservation Changes】
  • Requests to change stay dates or the number of guests will be handled subject to room availability.
  • Rates published at the time of processing the change may apply to updated bookings.
  • If the accommodation fee decreases due to a shortened stay or fewer guests during a period subject to cancellation fees, the cancellation fee rate will apply to the reduced amount (refunds may not be possible).
【Effects of Typhoons, Severe Weather, and Transport】

Because typhoons, severe weather, and transportation delays or cancellations are foreseeable risks when traveling to Okinawa, cancellations for these reasons are subject to this standard cancellation policy.

  • Standard cancellation fees apply to travel difficulties resulting from flight/ferry delays, cancellations, or other transportation disruptions.
  • However, if our facilities or infrastructure suffer major damage due to a severe disaster and we determine that operations must be suspended (unable to accept guests), we will fully refund fees for any unstayed nights.
【Early Departure】

If you check out earlier than scheduled after check-in due to personal circumstances (shortened stay, early departure, etc.), no refunds will be provided for unused nights in principle.

【Refund Methods & Processing Fees】
  • When a refund is due, it will be processed through the original advance payment method (credit card, etc.).
  • For cancellations during the free cancellation period, no transaction fee is incurred by the guest as the charge is canceled or fully refunded.
  • If system processing fees (up to 5.6%) or bank transfer fees are required when issuing a partial refund according to our policy, the refund amount may be processed net of these actual fees.

1. Check-in & Check-out
  • Check-in: 16:00 – 22:00
  • Check-out: By 10:00
  • Our property operates on a self-check-in system.
  • Please notify us in advance if you expect to arrive after 22:00.
2. Number of Guests
  • Only guests registered at the time of booking are permitted to stay.
  • Non-registered visitors are strictly prohibited from entering or staying on the premises.
  • Please contact us in advance if there are any changes to the number of guests.
3. No Smoking
  • Smoking is strictly prohibited inside the building and anywhere on the property grounds.
  • E-cigarettes and heat-not-burn tobacco devices are also not allowed.
4. Quiet Hours
  • The property is located in a quiet residential area.
  • Please be considerate of neighbors, especially after 21:00, by keeping outdoor conversations, loud music, and noises to a minimum.
5. Parties & Events
  • Parties, banquets, large group gatherings, and events are strictly forbidden.
6. Pets
  • Pets are not allowed on the property (excluding assistance/service dogs).
7. Facilities & Amenities
  • Please treat all facilities and equipment with care.
  • In the event of any damage or staining, please contact us immediately.
8. Trash Disposal
  • Please assist us by separating trash according to local rules.
  • Littering or illegal dumping on or around the property is strictly prohibited.

9. Key Codes
  • Do not share the door lock code with non-guests.
  • The key code will automatically expire after check-out.
10. Commercial Use
  • Commercial photography, video filming, live streaming, or hosting commercial events without prior permission is strictly prohibited.
11. Safety & Security
  • Please lock all doors and windows and check all fire sources whenever leaving or going to sleep.
12. Children
  • If staying with young children, parents or guardians are responsible for their supervision and safety at all times.
13. Emergencies
  • In case of equipment malfunction or emergency, please contact us promptly.
14. Natural Environment
  • Our property is surrounded by Okinawa's rich natural environment. Although we perform regular pest control, small creatures such as insects or harmless geckos (yamori) may occasionally appear depending on the season and weather. We appreciate your gracious understanding as part of the local ecology.
