Private Resort Fuji is a designer-renovated, exclusive-use villa completed in July 2024.

Located in a quiet holiday home area just a 15-minute walk from Lake Yamanakako, this 3-bedroom, 115㎡ log-style house blends traditional Japanese aesthetics with modern comfort.

From the upstairs living room, you’ll enjoy a stunning panoramic view of Mt. Fuji.

Step out onto the spacious balcony for a BBQ with Mt. Fuji in the background, or unwind in the wood-fired barrel sauna surrounded by trees. After your sauna, relax in the open-air lounge and soak in the sounds of nature.

The large backyard features a fire pit perfect for starry-night conversations. A tall fence encloses the garden, so your dog can run around freely and safely.

Inside, a 90-inch home theater screen offers access to Prime Video, YouTube, and more.

On clear nights, the sky reveals a breathtaking canopy of stars, making your stay even more magical.

Standard Plan

This is our standard plan, which allows for cancellations according to our cancellation policy.

It's ideal for guests who prefer flexibility in case of schedule changes.

Cancellation Policy

・Same day / 1 day before: 100% of the total charge

・2–3 days before: 80% of the total charge

・4–5 days before: 50% of the total charge

・7 days before: 20% of the total charge

No cancellation fee will be charged for cancellations made 8 or more days in advance.

Refundable: No

This is a special plan that offers a discounted rate compared to our standard pricing.

Please note that, as a result, cancellations are non-refundable after booking,

except in the case of unavoidable circumstances such as natural disasters.

Please also note that switching from a flexible (refundable) plan to this non-refundable plan is not accepted.

The plan and its conditions are fixed at the time of booking, so we kindly ask for your understanding.

Layout: 3LDK (Living/Dining, Kitchen, Bedrooms: 2F - Loft x1 / 1F - Japanese-style room x1, Japanese-Western style room x1)

The open kitchen is equipped with a microwave, kettle, 3-burner gas stove, refrigerator, and electric coffee grinder, all available for your use.

■About Bedrooms

1F Japanese-Western style room → 3 single beds

1F Japanese-style room → 1 queen bed, 1 futon

2F Loft → 2 single mattresses

2F Living room tatami space → 1 futon

The futons are thick and firm, the type used in traditional Japanese inns.

■Amenities

Hair dryer, shampoo, conditioner, body soap, bath towels, face towels, toothbrushes

■Kitchenware

Cooking utensils include a microwave, toaster, rice cooker, frying pan, pot, bowl, colander, kitchen knife, cutting board, peeler, grater, ladle, etc.

For tableware, you are welcome to use chopsticks, cutlery, glasses, wine glasses, mugs, large and small plates, rice bowls, etc.

■Guest Access

Please refrain from entering or touching areas where supplies are stored, such as the storage room.

Pets are allowed only in the [1st floor Japanese-Western style room and 2nd floor living room].

[Dog Charges]

・Up to 2 dogs are free. Additional dogs: 2,500 yen per dog

*Please be considerate of barking and noise after 10:00 PM.

■Important Notes

《Regarding bonfires》

If it is windy when using a bonfire, please refrain from using it.

As there is a possibility of a serious accident, we appreciate your understanding.

《Electricity Capacity》

Our facility has contracted for the maximum possible electricity capacity plan.

You should be able to use all the air conditioners in the rooms simultaneously without the breaker tripping. However, using multiple high-power appliances such as IH cooking stoves at the same time may cause the breaker to trip.

In such cases, we kindly ask that you reset the breaker and temporarily turn off lower-priority air conditioners to adjust.

《Noise》

Our property is located in a quiet area, and loud noises carry easily outdoors. Please be especially mindful of the following:

・Playing loud music on speakers

・Loud conversations or laughter outdoors

In severe cases, we may ask you to leave the premises.

Using speakers and conversations within reasonable limits are not a problem.

We appreciate your understanding and cooperation in ensuring a pleasant stay for everyone.

《Shopping》

There are no supermarkets within walking distance, so we recommend shopping in advance.

《Projector & TV》

You can watch Amazon Prime Video, Netflix, YouTube, etc., on the projector.

*Please note that terrestrial TV broadcasting is not available.

《Capacity》

If there is any change in the number of guests in your reservation, please be sure to inform us.

If the number of guests differs from the number in your reservation, we will charge an additional fee for the difference in the number of people plus 1.5 times the total amount as a penalty.

《Smoking》

Smoking is strictly prohibited inside the building. Please use the designated smoking area on the balcony.

If smoking is discovered inside, you will be charged for the costs of deodorizing and restoration.

《Parking》

There are parking spaces for 3 cars.

《Fireworks》

Fireworks are strictly prohibited on the entire property. There are no places nearby where they are permitted.

《Notes on Usage》

In the event of significantly poor usage, we may charge for additional cleaning fees/damages. Additionally, you will be charged the full amount for any damage to or theft of property.

《Natural Environment》

Our property is located in a nature-rich environment, where you may see animals such as wild birds and squirrels, as well as rhinoceros beetles and other insects.

We take measures to prevent insects from entering the rooms, but it is difficult to completely prevent them. Therefore, we do not recommend our property for guests who are uncomfortable with insects.

⚠️ Cancellations Due to Unavoidable Circumstances
For bookings under a non-refundable plan, or in cases where a cancellation fee applies according to the policy,
a refund may be considered only when actual public disruptions or officially declared emergencies are confirmed.

Refundable cases (examples):
Road closures on the day of check-in due to typhoon, heavy snow, or earthquake
Suspension of major rail services, such as Shinkansen or limited express trains
Official warnings or evacuation orders issued by the Japan Meteorological Agency or local authorities for the area around the accommodation

Non-refundable cases (examples):
Voluntary cancellations based on forecasted weather (e.g., typhoon approaching but not yet affecting travel)
Situations where only a weather advisory has been issued (not a warning)
Changes in travel plans due to rain, cloudy weather, or similar conditions
Personal health issues (e.g., cold, flu, COVID-19) affecting the guest or their companions
Cancellations due to personal, family, or work-related reasons

Refund eligibility will be determined at our discretion based on official sources such as the Japan Meteorological Agency and transportation companies.
We may request supporting documents, such as screenshots or official notices, as part of the verification process.
