The Charlton Suite: Delightful 2-Bed Near Wembley with Parking & Garden

1. Payment Policy for Confirming a Booking

- To confirm a booking, 35% of the total stay cost must be paid at the time of reservation. Full payment must be received no later than 30 days prior to check-in. If a booking is made within 30 days of check-in, full payment is required at the time of booking. Access to the property will not be granted unless full payment has been received. By proceeding with the booking, you agree to these payment terms.

2. A Security Deposit of £300 will be required al least 14 days prior to check in.

- For bookings made less than 14 days before arrival, the security deposit will be required at the time of booking. This deposit will be held until after check-out, and any damages or fines for violations of the rental agreement may be deducted

3. Minimum age of person checking in is 21 years old, no exceptions. An Additional Security Deposit will be required in the amount of of £300 if all guests are 25 years of age or under. Please note: the age restriction of 21+ only applies if all guests are under 21. Families with children are very welcome!

4. Rental Agreement and IDs for all adult Guests

- Documentation will be requested when payment has been made and the booking is confirmed. All required documentation must be provided within 7 days of booking or prior to check-in, whichever comes first. Failure to provide the necessary documentation within this timeframe will result in cancellation of the booking without refund.

5. Noise - Quiet hours are from 10.00 pm to 8:00 am to maintain the calm environment. No parties or events are permitted. Overnight occupancy must not exceed 8 guests plus 1 infant. Up to two daytime visitors are allowed 8:00 am–11:00 pm; visitors may not stay past 11:00 pm or sleep over.

- No loud music, noise, or disruptions.
- No Parties, Events, or Gatherings: The property is strictly for residential use.

6. Short Stay Licence Terms

- Your booking is for a short stay only. You are not becoming a tenant and you do not have a right to live at the property after your check-out date.
- The maximum stay allowed is 28 nights.
- The property must not be used as your main home or registered address.
- You must not register the property address for council tax, voting, banking, or any other personal services.
- Utility bills and council tax stay in the owner's name and are not transferred to guests.
- You must leave the property by 10:00 AM on your check-out day unless we agree otherwise in writing.
- Staying beyond your check-out time without permission will result in a £2,000 per night penalty and possible legal action.

By booking, you agree to follow all of these rules.

Cancellation Policy

Non-Cancellable and Non-Refundable

- All direct bookings are non-cancellable, non-refundable and cannot be modified. No refunds will be provided for any cancellations or changes to the booking. By proceeding with the booking, guests agree to this policy.

This cancellation policy applies to direct bookings only and does not affect any rights you may have when booking via third-party platforms where their own cancellation terms will apply.
